Viewings 

Viewings will be arranged at a time to suit you, including evenings and weekends. You will be met by a member of the Let Happy team, who will give you advice and answer any questions you may have. If you like the property then the next step would be to complete an application form.

Reserving the property

once your application has been accepted, you will need to reserve the property by paying a holding deposit (one weeks rent). This means we will take the property off of the market while we carry out referencing, 

Please note: The holding deposit will be withheld if any applicant or guarantor withdraw from the tenancy, fail a right to rent check, provide significantly false or misleading information, or fail to sign the tenancy agreement within 15 calendar days.

References

As a minimum we will require satisfactory references from your employer or accountant and a previous or current landlord and in some cases a guarantor. In addition a credit check will be carried out. We use an independent referencing company to obtain and evaluate these references.

​Rents

Rents are per calendar month (PCM), and is payable monthly in advance.

 

In addition to rent you will be required to pay a deposit which is usually 5 weeks rent.
